About Us

Built to Last • Backed by Experience • Driven by What’s Right

We’re Not Your Average Modular Builder

CIP Modular exists for one reason: to build better spaces for people who deserve better. Whether it’s a classroom, a staff housing unit, a food hub, or a daycare, we build each modular structure like it’s going to matter for decades — because it does.

We’re based in Nanaimo, BC and operate across Western Canada. Our team has decades of hands-on experience in modular design, transport, and installation. We’ve worked in big cities, isolated islands, mountain communities, and everything in between.

We’ve seen what doesn’t work. And we’ve chosen to do it differently.

Mike Davies

Owner/Founder

Mike Davies is the founder and owner of CIP Modular, with over 30 years of experience in construction, transport, and modular innovation. He began his journey in the industry by founding Coastal Installations (Prefab) Ltd. in 1993, with a focus on providing high-quality transport and installation services for modular buildings. Since then, Mike has transported and installed thousands of modules across Western Canada—supporting the delivery of offices, schools, daycares, accommodations, and more.

Over time, Mike expanded his scope beyond installation into renovation, design, and full-scale modular production, evolving the business into what is now CIP Modular. In 2024, he oversaw the construction of the company’s newest manufacturing facility in Nanaimo, BC—a major milestone in CIP’s growth and a testament to his long-term vision for modular construction in British Columbia.

Our Values

Collaboration Over Competition

You’ll hear us say this a lot:

Collaboration, not competition.

It’s not a slogan — it’s how we do business.

We’ve helped competitors solve problems. We’ve offered advice to new builders. We share what we’ve learned, and we stay humble about what we haven’t. Because we believe if we all build better, communities benefit — and that’s what matters most.

Our Mission

To raise the standard for modular construction by delivering permanent, high-quality structures that serve communities, not just projects. We lead with expertise, trust, and transparency, building long-term relationships alongside buildings built to last.

Our Vision

To become the leading modular builder in coastal British Columbia — by proving that modular construction can be smarter, stronger, and more dependable than conventional methods. We envision a modular industry where collaboration, not competition drives quality, and where doing right by the customer is the baseline — not the exception.

Built Different — And Proud of It

Too often, modular construction is treated like the cheap shortcut.
We don’t build like that. And we don’t believe in it.

Every structure we produce is:

Z

CSA A277 Certified

Z

Engineered For Long-Term Use

Z

Fully Finished With Quality Materials

Z

Delivered With The Same Care We’d Expect On Our Own Land

A Commitment to Communities — Especially Remote Ones

We specialize in modular structures that work in the hardest-to-reach places:

Coastal communities

Indigenous territories

Island schools

Remote worksites

Weather-sensitive environments

We coordinate transport, logistics, and install — with our own team, not subcontracted chaos. And we make sure it’s done right, even if it means doing it ourselves.
