The Garry is a 24×60 modular daycare built to meet the practical needs of early learning programs — whether in schools, Indigenous communities, or rural regions. With a focus on safety, comfort, and code compliance, it supports 20–30 children (age-dependent) in a bright, healthy, and fully self-contained environment.
For operators who want long-term value and short timelines, the Garry provides a ready-to-use solution backed by permanent construction standards and smart design.

Features
- Exterior Siding: 26 Ga. 7/8" corrugated metal cladding; 2-Tone; Black trims All over capillary break w/ 1½” outboard insulation.
- Interior Walls: Tape and filled 5/8" drywall, paint to suit
- Windows: Various sizes; black exterior vinyl.
- Exterior Doors: 3' x 6' Insulated solid metal double doors, black; comes with keyed entry set and deadbolt
- Partition Doors: 3' x 6' hollow core doors, prefinished white; comes with passage/privacy sets typ.
- Roof: EPDM roofing with 6" closed cell spray foam insulation
- Floor: Homogeneous vinyl sheet flooring
- Ceiling: Tape and filled 5/8" drywall
- Kitchen: Kitchen equipped with upper and lower melamine cabinetry with laminate countertops. Includes a double sink and faucet with pull out sprayer and an LG appliance package
- Appliances: Electric water heater (Size TBD), 24" fridge, 30" range with oven, 24" dishwasher, and a 30" microwave hood fan
- Heating/Cooling: Electric air handler with heatpump for cooling; C/w HRV/ERV for distribution; Baseboard backup heat provided
- Lighting: LED 2x4 fixtures with 4" pot lights in small spaces. LED Fixtures above exterior doors.
- Electrical: 120/240 volt single phase; 200 amp service; duplex wall receptacles; tel/data conduits and patch panel installed; jacks and wiring not included
- Washroom: American Standard Cadet Pro Water closet with matching tank and seat, American Standard Murro Wall Mount Lavatory, and Delta manual faucet. Includes required grab bars and accessories required for accessibility

The Garry
Inside the Garry , a large open floorplan is paired with multi-pane windows to maximize natural light and visibility. The space is finished with Tarkett low-VOC, commercial-grade flooring and mud & tape drywall for easy cleaning and long-term upkeep — even in high-traffic settings.
A secure entry point with an optional parent waiting zone provides safe and controlled access, while the integrated heat pump and mechanical ventilation system ensures healthy air and climate control throughout.
The built-in washroom features low-profile, child-friendly fixtures and hygienic surfaces — perfect for early learners and easy for staff to maintain. Like all CIP Modular structures, the Garry is CSA A277 certified, engineered for BC’s environmental conditions, and install-ready on a wide range of foundations.
